HOW IS THE PROPERTY SOLD AND WHAT IS THE MANAGEMENT STRUCTURE?
The properties will be sold on a 999 year lease. Owners will enjoy full rights to use the grounds, leisure facilities and the boats (boats owned collectively by purchasers of the cottages). A management company will manage the water craft, the grounds and car park, the leisure facilities and all the common areas ensuring absolutly carefree ownership.
WHAT ARE THE PAYMENT TERMS FOR THE PURCHASE OF MY PROPERTY?
A non-refundable deposit of £1000 is required to reserve the property of your choice. Following the reservation of your property your solicitor will be forwarded a detailed information and legal documentation pack. At this point you will be required to exchange contracts within 28 days. Upon exchange of contracts a deposit of £10,000 is required
(including the £1000 initial deposit). There is nothing else to pay until completion.
WHEN WILL MY PROPERTY BE COMPLETED AND HANDED OVER TO ME?
The completion date is spring 2009, you will be given 14 days notice of the final handover date.
DO I NEED TO MAKE ANY STAGE PAYMENTS AS THE DEVELOPMENT PROGRESSES?
No, after you have exchanged contracts and paid the £10,000 deposit there will be no further amounts payable by you until completion unless, of course, you request any optional extras or enhancements.
WHAT OTHER COSTS WILL THERE BE?
There will be an annual service charge to cover insurances and common area maintenance costs and facilities.
This will be administered by the owners’ managing agent. The ground rent will be zero.
WILL I RECEIVE A COMPLETION PACK?
On completion you will receive a full “completion pack” which will contain the 10 year guarantee, an information file with all manufacturers’ guarantees and operating instructions, the architect’s RIBA certificate of practical completion and confirmation that the building and associated works comply fully with all building regulations and relevant British
codes of practice.
CAN I LET OUT MY PROPERTY?
Yes, this is allowable. Obviously any tenants or guests of yours are bound by the lease agreement which
governs the use of Dartmouth Green as a whole and sets certain standards.
HOW MANY PEOPLE IN MY FAMILY GET A FULL MEMBERSHIP TO DARTMOUTH GOLF AND COUNTRY CLUB?
There will be two full memberships to Dartmouth Golf and Country Club (golf and leisure) allocated to each property, in perpetuity, free of any charges. These two memberships will be allocated to the owners from time to time, be fully transferable to the new owners on the disposal of the underlying property, and will enable the nominated persons
full access to the Golf and Country Club facilities. Also, owners can purchase Bearer cards (one per bed space)
at the cost of £250 p.a. (index linked), which will allow any occupants staying at your property to receive a 50% discount off golf club green fees. In addition, included in the service charge is a payment of £100 p.a. (index linked) per property which will entitle all cottage occupants from time to time to enter the club bar and restaurant area, and to enjoy free access to the indoor pool, spa and gym facilities.
HOW ARE THE BOATS MANAGED?
The boats are professionally managed and full instruction and training to R.Y.A. standards is available (additional cost for training courses). There will be a reservation system to ensure fairness to everyone. All the boat management costs are
pre-paid for the first two years, after which owners can decide how their boats will be managed. This ensures totally carefree use and enjoyment of these wonderful ‘extras’. These boats will be owned by the Management Company which itself will be owned by the lessees.

Greg Dyke, the ex Director General of the BBC, has reserved one of the properties at Dartmouth Green. He is passionate about the environment, energy conservation and climate change. The Western Morning News ran a full page article about Greg and Dartmouth Green was also featured in the Western Morning News Property Section. Always ready to muck in, Greg was photographed with a bundle of thatch on his shoulder outside Broxdowne, Hawke and Merlins. Although it cannot really be attributed to Greg’s efforts, the thatching and natural stonework on this building has now been completed.
